HappyCo, a provider of mobile and cloud solutions that enable real-time property operations, today announced the general availability of Resident Inspections, a new feature included in its flagship product, Happy Inspector. Designed to make multifamily operations safer during COVID-19 and beyond, the new feature puts inspections into the hands of residents for improved safety, efficiency and ongoing visibility into unit conditions.

AMC Senior Vice President of Operations Jaren Bradley calls Resident Inspections an “extremely beneficial tool,” as on-site teams’ health “could be at risk if they enter an infected occupied unit or one very recently vacated.” At AMC, Bradley explains: “Our goal is to prevent them from transporting any viruses to their homes, office or other units, so having that assessment of unit conditions before our crews can safely go in helps us stay safe and on schedule.”

With a clear, accessible interface, Resident Inspections is easy to use for even the most technically-challenged resident. No app needed, residents simply open an email to complete an entirely web-based inspection. Time-stamped photos plus a required signature ensure resident-led inspections hold up in court should a complaint arise.

Last October, HappyCo introduced Happy Tasks, a new suite for maintenance and property teams to better manage work orders and onsite projects. An immediate success, Tasks integrates with all leading PMS software, provides rock-solid sync and offers easy work order prioritization. For Nick Hecox, Director of Maintenance at Al Angelo, the Make Ready project is a major selling point. “The big value of the Make Ready feature is transparency. Anyone can see scheduling status, completed status, the color coding and due dates — that gives us a very clear picture of the turn process for every unit.” And Tasks helps operators track maintenance backlogs during COVID-19. According to Hecox: “When the day comes post-outbreak that we’re back to maintenance as normal, we’ll have a thorough history of resident needs. That’s gonna be vital.”

HappyCo CEO Jindou Lee says he feels grateful that his teams are creating the solutions that matter most to multifamily. “Everything we build at HappyCo starts by listening to our customers and partnering with them to build software to solve problems they face. Multifamily teams are seizing the moment to innovate, and we’re excited to help our customers implement new solutions to navigate this pandemic and beyond.”
